you forgot by the seaside, maybe a beached tugboat?

That would require adding another graphic into the game (I don't remember any tugboats on seaside encounters).

So i heard about the problem of refreshing map, items being gone in containers and such.

There's a brahmin at my tent. His name is Locker.

Locker usually just stands around and acts, well, as a semi-reliable storage for my stuff.
He might do it as well, if he had a locker frame for a skin and being immobile, like a gun turret. (And he wouldn't run away like Xoen's one.)

I moved from Hub to NCR and built a tent, having Locker in tow. My items remained in his inventory when the new tent was constructed/new map created.

So, i might load new maps as many times as i can, as long i have tame containers in tow on this map. Or i could spawn critters looking like furniture.

I guess you got the idea

Don't forget spawning plants, constructing turrets, pillaging bases and making Semtex armchairs.
